Apartment Maintenance Technician – Sweetwater on 16th Apartments

We are seeking a dependable and experienced Apartment Maintenance Technician for Sweetwater on 16th, a 242-unit apartment community located in Gainesville, Florida.
The property requires a hands-on maintenance technician who can assist with daily work orders, emergency maintenance, vacant unit turns, deferred maintenance, and general property upkeep. The ideal candidate must be reliable, organized, and able to work in a fast-paced apartment community environment. Pool cleaning experience is required.
Responsibilities include, but are not limited to:
Completing resident work orders in a timely and professional manner.
Assisting with emergency maintenance repairs as needed.
Helping cure deferred maintenance issues throughout the property.
Preparing vacant units for rent and completing make-ready work.
Performing general apartment repairs, including plumbing, electrical, appliances, locks, doors, drywall, painting, flooring, carpentry, and basic HVAC troubleshooting.
Cleaning and maintaining the property pools.
Checking pool chemicals, skimming pools, cleaning pool decks, and reporting pool equipment issues.
Maintaining common areas, grounds, amenities, laundry rooms, and maintenance areas as needed.
Assisting the Lead Maintenance Technician with daily maintenance priorities.
Reporting safety concerns, maintenance needs, and property issues to management.
Working with vendors when directed.
Maintaining tools, supplies, inventory, and maintenance shop organization.
Participating in the on-call emergency maintenance rotation as required.
Following company policies, safety procedures, and property standards.
Requirements:
Prior apartment maintenance or multifamily maintenance experience preferred.
Must have experience cleaning and maintaining pools.
Must be able to complete common apartment maintenance repairs.
Must be dependable, punctual, and able to follow direction.
Must be able to work independently and as part of a team.
Must be able to lift, carry, bend, climb, walk, and perform physical maintenance duties.
Must be able to handle urgent maintenance issues professionally.
HVAC, pool, plumbing, electrical, appliance, or other trade certifications are a plus.
This position is best suited for someone who is hands-on, hardworking, and understands the importance of timely repairs, clean pools, curb appeal, and getting units rent-ready.
