Looking for a New Place to Call Home (Gainesville)

Thanks for taking the time to look through my post. My name's John and I'm looking for a new place to call home---something long-term. I haven't signed a lease yet so I'm open to people who are also still looking for the right place and need a reliable roommate or those who already have a place and are looking to rent out a room. I have some flexibility in terms of move-in dates. I'm open to any gender. I've had both male and female roommates in the past. I've been looking in the NW and NE Gainesville area, between 13th St. and Waldo Rd would be better (though I'm open to other possibilities). It seems like a nice, quiet, ideal area. It's close-by to both downtown and UF but far enough that you won't be bothered by the football crowds on game days or the nightlife crowd downtown on weekends. Depending on the location, there's Publix on Main St. and Winn-Dixie, Lowe's, Walmart, Ross, Planet Fitness, etc. on 13th St. A place with a washer/dryer in-unit is a must. Ideally, I'd like to have my own bathroom as well but that's not a deal-breaker with the right roommate.
A little bit about me... Let's start with the basics. I don't smoke or do drugs; and rarely drink. I'd prefer a roommate who also doesn't smoke. I don't have children. I don't own any pets; so it would just be me. I'm a clean, considerate, and generally chill working professional. I don't throw big parties and generally don't have a lot of people over. I always clean up after myself because I'm an adult and I hate roaches and pests. I've got excellent credit. I'm confident I can pass any apartment application process. I've never been late on a bill in my entire life.
On a more personal note... I'd like to consider myself a bit of a film buff. So if you like talking about films, we'll get along famously. I used to be pretty active and in shape before the pandemic. I'm working on getting back to that place; so health and fitness is something I've been trying to focus more on. I've gotten more into riding my bike to get around town in the last year. It's good for your health. It's good for the environment. It's a win-win! I'd love to have a good relationship with my roommates---maybe even make some new friends; but I'm also mindful and respectful of people's space and privacy. I'd be up for a movie night with the roommates. I'd also be fine with roommates who get along but only see each other occasionally in the hallway. Either way, I think that good communication and mutual respect is essential. Message me and let's get to know each other a little to see if we'd make good roommates :)
